You have three rooms, a guest wing or a small lodge, and a decision to make about who fills them. Every channel available to you takes a cut, and every channel presents that cut differently. The one advertising the lowest commission is not automatically the one that leaves the most money in your account at the end of the month.
This is a costing problem, not a loyalty problem. Before you can compare channels you need to know the four separate ways a booking loses value between the guest's card and your bank, and which of those four you can negotiate. Once that is clear, the choice stops being about brands and becomes arithmetic you can redo every quarter.
Occupancy in this business is seasonal and unforgiving, so plan for the empty weeks rather than hoping they will not come. What is a booking channel actually charging you for?
Hosts compare commission percentages because that is the number platforms publish. It is rarely the largest of the four costs, and it is almost never the one that decides your margin.
Commission is one of four costs, not the whole bill
The four are: the channel's commission on the room rate, the payment processing cost on the transaction, the currency conversion applied when the guest pays in one currency and you are settled in another, and the cost of the guest's expectations — the amenities, the cancellation flexibility and the response times a channel obliges you to offer. A channel with a low commission and a hard cancellation policy can leave you with more empty nights than a dearer one.
Who carries the card fee
Some channels collect from the guest and pay you net, absorbing the card cost into their commission. Others pass the processing charge to you as a line item, or expect you to take payment yourself on arrival. Ask which model applies before you list, because it changes your effective rate by more than the difference between two headline commissions. If you take payment on arrival, you have also just taken on the risk of a guest who does not arrive.
Conversion is the cost nobody invoices
When a guest is quoted in dollars or euros and you are settled in kwacha, somebody applies a rate, and it is not usually the interbank one. The Bank of Zambia publishes reference rates daily, so you can measure the gap between the rate applied to your payout and the reference rate for the same day. Do that once for each channel you use. It is the single most revealing test in this whole exercise, and most hosts have never run it.
The channels open to a host here
Four routes exist in practice, and a working business normally uses two or three of them at once rather than betting everything on one. What follows is what each route is genuinely good at.
International booking platforms
They bring you guests you could never have reached, they handle the payment, and they charge for both. Their real value is the first booking from a stranger, not the fifth from a returning guest. Their real cost, beyond commission, is that they own the relationship and the ranking that decides whether you appear at all.
Direct booking, and what it demands of you
A direct booking carries no channel commission. It also carries no channel marketing, no dispute process and no pre-payment unless you build one. To make direct work you need a page that loads on a phone over mobile data, a way to take a deposit, and the discipline to reply within the hour. Most hosts who claim direct is cheaper have not costed their own time.
Tour operators and agents
Livingstone runs on operator relationships, and so does a good part of the corporate traffic into Lusaka and Ndola. An operator takes a larger cut than a platform but delivers groups, fixed dates and a single invoice. If your property suits itineraries rather than individual travellers, this route is worth more than the commission line suggests.
Corporate and long-stay contracts
A contract with a mining services firm on the Copperbelt or an institution in Lusaka replaces twenty small bookings with one predictable one. The negotiation is on rate and payment terms rather than commission. Ask for payment in advance or monthly in arrears with a fixed date, and put a late-payment position in writing before the first guest checks in.

What you must be licensed for before you list
Compliance comes before channel strategy, because a listing that cannot legally take guests is not a cheap channel, it is a liability. Three requirements sit outside your control.
The tourism licence and grading
Accommodation establishments are licensed and graded by the Zambia Tourism Agency under the Tourism and Hospitality Act No. 13 of 2015, which operates a single licensing system and an online portal for applications, tracking and statutory returns. Grading is not a marketing badge; it is part of the regulatory position of your property. Start this before you build a listing, not after a platform asks for a document you do not have.
Insurance that is valid in Zambia
The Pensions and Insurance Authority publishes the register of licensed insurers, and it warns that insuring assets, liabilities and interests situated in Zambia with an unlicensed insurer is an offence under section 166 of the Insurance Act No. 38 of 2021. A property policy bought from an insurer that is not on the Authority's register exposes you to a criminal offence as well as an unpaid claim. The register is published by licence year, so a company licensed in 2026 is not automatically licensed in 2027.
The registrations a platform will ask you for
Expect to produce identity documents, proof that you may let the property, a bank account or wallet in the same name, and increasingly a tax reference. Assemble that folder once and keep it current, because hosts lose weeks to a channel holding payouts while a document is re-issued.
Filling the empty weeks with I am Beezy

Why a second stream beats a deeper discount
Cutting your rate to fill a week teaches the channel's algorithm and your returning guests that your price was never real. A stream that does not depend on arrivals lets you hold your rate through a slow month, which protects the rate you can charge in a good one. Keep it in a separate wallet from your booking income so the two never blur in your accounts.
Which taxes apply to a small accommodation business?
Your tax position changes the ranking of your channels, because some routes generate invoices and formal records and others do not. Settle it before you choose, not after.
Turnover Tax and its two bands
The Zambia Revenue Authority applies Turnover Tax to businesses with annual turnover of ZMW 800,000 or less. The rate is 0 per cent up to ZMW 12,000 of annual turnover and 4 per cent from ZMW 12,000 to ZMW 800,000. Declaration and payment fall due by the fourteenth of the month following the transactions, and records must be kept for six years. Above the ceiling you move to income tax, and the switch only takes effect at the start of a tax year.
Value Added Tax at 16 per cent
The standard rate of Value Added Tax is 16 per cent, with zero-rated and exempt supplies existing alongside it. Registering voluntarily takes you out of Turnover Tax, which is a bigger decision than it looks for a small property. Electronic invoicing through Smart Invoice is the Authority's system, so ask how your channels' payment statements will map onto it before you register.
The exclusions that catch hosts
Partnerships are excluded from Turnover Tax whatever their turnover, and so are consultancy fees. Two siblings running a guest house together as a partnership are therefore in the income tax regime from day one. If that is your structure, plan for it rather than discovering it at your first filing.

The running costs that decide your margin
Channel commission is visible and largely fixed. Your operating costs are less visible and far more controllable, and two of them are published and dated, which makes them plannable.
Electricity is your most controllable bill
ZESCO is the single supplier to households, so there is no provider to switch to; what you can change is consumption, and the residential tariff makes that decision very concrete. The schedule in force runs at ZMW 0.35 per kWh below 100 kWh, ZMW 1.00 from 100 to 200 kWh, ZMW 2.42 from 200 to 400 kWh and ZMW 3.45 above 400 kWh — a ratio of one to ten between the first and last band. Water heating and air conditioning are what push a small property into the top band. The pre-approved schedule for 2026 and 2027 is higher again, at ZMW 0.54, ZMW 1.28, ZMW 2.83 and ZMW 4.04.
Fuel costs the same everywhere
The Energy Regulation Board sets national uniform pump prices, revised monthly and effective from midnight on the last day of the month. From 31 July 2026 petrol is ZMW 25.29 a litre and diesel ZMW 26.86. Diesel costs more than petrol in Zambia, which is the opposite of what a European guest or supplier will assume. Price your airport transfers from that, and reject any transport quote that justifies itself by local fuel prices.
Where you buy your supplies
Prices for the same product vary sharply between districts. In July 2026 cooking oil in a 2.5 litre bottle ranged from ZMW 110 in Kitwe to ZMW 240 in Lukulu, and 25 kg of breakfast mealie meal from ZMW 199 in Lusaka to ZMW 400 in Chilubi. If you run a property away from a large market town, a monthly consolidated purchase in Kitwe, Ndola or Lusaka is worth more to your margin than a percentage point of commission.
Building a channel mix you can defend
The answer is almost never a single channel. It is a mix you can justify with your own numbers, reviewed on a fixed schedule rather than after a bad month.
A rule of thumb to start from
Use platforms to acquire guests you could not reach, use direct booking to keep the ones who come back, and use operators or corporate contracts to hold a floor under your occupancy. Then measure each route on what actually reached your account per occupied night, after conversion and processing — not on the commission percentage.
What to review every quarter
Take one payout from each channel and compare the settled kwacha amount against the Bank of Zambia reference rate for that day. Recheck that your insurer is still on the Pensions and Insurance Authority register for the current licence year. Confirm your tourism licence renewal date.
