You paid a deposit when you moved into your kos. Nobody wrote down what it covered, you handed it over in cash, and now that you are leaving, the owner mentions a repaint, a mattress and a fan. You have no way to argue, because there is nothing to argue with. This is the most common way an Indonesian student loses a deposit, and almost all of it is decided on the day you move in — not on the day you move out.
The rental product most young Indonesians actually live in is the kos or kos-kosan: a furnished room in a house, rented by the month. It is not an apartment, and the guides written for apartments in Europe do not describe it. There is no national deposit protection scheme documented for it either, which means your written agreement, your photographs and your payment record are the whole of your protection. Below is how to build all three.

What exactly is a kos deposit, and what does it cover?
A private arrangement, not a regulated one
The deposit — usually called uang jaminan or simply deposit — is money held by the owner against damage or unpaid bills. Its amount, its conditions and its refund deadline are set by the owner, listing by listing. There is no standard, and platforms specialised in kos rentals such as Mamikos publish owner-defined terms rather than a national rule.
That has one practical consequence you should absorb before anything else: whatever is not written down does not exist. If the listing says "deposit refundable", ask refundable when, minus what, and decided by whom. If the answer is verbal, put it in a message and keep the message. A screenshot of a chat is evidence; a conversation on a doorstep is not.
The three things owners most often deduct for
Marks on walls and furniture, unpaid utility shares, and leaving before the notice period. All three are legitimate in principle. All three are also where an unverified claim slips in, because none of them can be checked after you have handed back the key and someone else has moved in.
Deposit, advance rent and booking fee are three different things
Students routinely conflate them, and owners do not always separate them either. A deposit is held and returned. Advance rent is consumed — it pays for a month you will actually live in. A booking fee holds the room before you move in and is often not refundable at all. Handing over one sum that mixes all three is how a refund conversation becomes unwinnable.
Ask for the split explicitly: how much is deposit, how much is the first month, how much, if anything, is a booking fee. Then pay them as separate transfers, each with its own reference, on the same day if you like. Two extra minutes at the counter produce three distinct records instead of one ambiguous one, and the ambiguity is exactly what you are trying to remove.

Get the terms in writing, even a short one
You do not need a formal contract. You need a dated document, signed or acknowledged in a chat, that states five things: the monthly rent, the deposit amount, what the deposit covers, how many days after departure it is returned, and how utilities are shared. Five lines. An owner who refuses to write five lines is telling you how the end of the stay will go.
Electricity is worth its own line. In Indonesia PLN is the national supplier in a monopoly and the retail tariff is set by ministerial decree, so there is nothing to negotiate about the price itself — the only variable inside your kos is how the owner divides the bill between rooms. Ask for that method in writing, because a share that is never defined is a share that can be recalculated when you leave.
Photograph the room the day you get the key
Photograph every wall, the floor, the ceiling, the mattress, the furniture, the door, the window frame, the bathroom and any meter or counter. Take them on the day you receive the key, before you unpack, and send the whole set to the owner in the same chat where you agreed the terms. The point is not the photographs. The point is the timestamp and the fact that the owner received them without objecting.

How should you pay the deposit so it can be proved?
Cash is the default here, and that is exactly the problem
Paying a deposit in cash is normal in Indonesia, and cash is not going anywhere: Bank Indonesia reported Rp1.315.000 billion in circulation in the second quarter of 2026, up 14,03 % on the year. But cash leaves no record of who paid what, on which date. If you have any choice at all, pay by domestic transfer or by QRIS, the national QR payment standard set by Bank Indonesia and accepted across banks and licensed electronic money issuers.
The instant domestic rail is not marginal either — BI-FAST handled 1.529 million transactions in the second quarter of 2026, a rise of 38,09 % year on year, according to Bank Indonesia. A transfer creates a dated line with an amount and a beneficiary, which is the single most useful document you can hold in a deposit dispute. If the owner insists on cash, ask for a written receipt in the chat immediately after handing it over, stating the date, the amount and the words "deposit".
Keep every monthly payment traceable too
Deposits are often withheld against an unpaid month rather than damage. If every month is a transfer with a reference, that argument closes itself in ten seconds. If every month was cash in an envelope, it does not close at all. Consistency matters more than the method: keep the same channel for the whole stay so the record reads as one continuous series.

Compare several listings on the platform you are using and treat an unusually high deposit as a question to ask, not a rule to accept.
Can the owner keep the whole deposit?
The deposit is held against defined cases. If those cases were never defined, there is nothing to measure a deduction against, and that is the situation you must avoid at the start. When do I ask for it back?
On the day you announce your departure, in writing, with the refund deadline you agreed quoted back. Not on the day you leave. Sending the reminder while you still hold the key changes the balance of the conversation completely.
