A month sits between two legal worlds

A tourist booking comes with platform rules, a cancellation policy and a customer service line. A tenancy comes with a written contract and the obligations that follow from it. A month arranged informally with an owner often has neither: no platform to arbitrate, and nothing written to point at. That is not a reason to avoid it — informal arrangements are common and usually fine — but it is a reason to write down what you agreed.

Three things decide the price you are quoted

Season comes first, and in Georgia it is dramatic on the coast: the Black Sea season runs from May to October, and Batumi is both the country's main seaside city and its fastest-growing one. Sakstat recorded 246 267 residents in Batumi on 1 January 2026, against 1 369 356 in Tbilisi, 153 799 in Kutaisi and 130 205 in Rustavi. Second is what is included — utilities, internet, cleaning — because a low headline figure with everything excluded is not a low figure. Third is how much of the owner's risk you absorb: a longer commitment, a larger deposit or payment in advance all buy a discount somewhere.

Where the listings actually are

The Georgian portals to search are MyHome, SS.ge and Livo, alongside the international short-stay platforms. They do not carry the same stock: the portals lean towards owners looking for longer arrangements, and the platforms towards fully equipped places rented by the night. For a one-month stay it is worth searching both, because the same flat can appear on either with entirely different terms attached.

Five ways to house yourself for a month, compared

Each option trades flexibility against price and protection. Decide which of the three you are least willing to give up, then pick accordingly.

Short-stay platform, booked by the month

The simplest and usually the most expensive, though monthly rates are often well below thirty nightly ones. You get a cancellation policy, a payment trail and somewhere to complain. You give up negotiating room and pay for the platform's services whether you use them or not.

Direct from a Georgian listings portal

Cheaper, more choice, and considerably more work. You deal with the owner or an agent, and everything — inventory, utilities, deposit, notice — is whatever the two of you agree. This is the option where writing things down matters most, because nothing else will exist if there is a dispute.

Guesthouse, aparthotel or a room in a shared flat

These three behave alike in one respect: they are used to short stays and priced accordingly, so a month is a normal request rather than an unusual one. A guesthouse or aparthotel usually includes utilities and cleaning, which removes the most common source of end-of-stay argument. A room in a shared flat is the cheapest route and the one where compatibility with the people already there matters more than the fittings.

How do you protect yourself when there is no lease?

By replacing the lease with three small things, none of which requires a lawyer.

Write it down even when nobody asks

A single page is enough: the address, the dates, the amount, what is included, the deposit and the conditions for getting it back, and who fixes what if something breaks. Both parties sign, both keep a copy. This costs ten minutes and resolves every argument that would otherwise turn into your word against theirs at the moment you are trying to leave the country.

Settle the amount in lari, in writing

Whatever currency the conversation started in, the figure you both sign should be a figure in lari, along with the date each payment is due. Georgia's currency is the lari and the lari floats: the National Bank of Georgia publishes its exchange rates as indicative rates, whose use is optional unless a specific legal obligation applies. An amount pegged to a moving reference is an argument waiting to happen at the end of the month.

Photograph the state of the place, and read the meters

On the day you arrive, photograph every room and every existing mark, and note the electricity and gas readings. Do it again on the day you leave. Utilities are a real part of a Georgian household budget — Sakstat weights housing, water, electricity and gas at 9.68 % of the 2026 consumer price index basket, of which 4.98 % is electricity, gas and other fuels — and if utilities are excluded from your rent, that consumption is yours to settle. Those are weights describing the structure of the average budget, not amounts, and no public tariff comparison is available to turn them into a bill.

Building the first month's payment with I am Beezy

Questions people ask before booking a month in Georgia

Does the season really change everything?

On the coast, yes. The Black Sea season runs from May to October, and Batumi is the country's seaside and seasonal employment centre — it has also grown faster than any other Georgian city, from 183 181 residents on 1 January 2024 to 246 267 on 1 January 2026. Tbilisi behaves differently, being an all-year capital. If your dates are flexible and your work is not tied to the coast, moving a month either side of the season changes what is available to you far more than any negotiation will.

Can I register a business at a place I rent for a month?

Not automatically, and this catches people out. Registering as an individual entrepreneur requires a legal address in Georgia, and where you do not own the property you need the owner's written consent to use theirs. A one-month arrangement rarely comes with it by default, so raise it before you pay rather than after. It is worth knowing that rental income is favourably treated on the owner's side: article 81.2 of the Georgian Tax Code taxes at 5 % the income of an individual who rents out residential property and claims no deductions against it, and rental income sits outside the special small business regime and does not count towards its 500 000 GEL ceiling. An owner who declares properly has no reason to refuse you a written agreement.

Is it worth looking outside the big two cities?

It can be, if your work does not require daily presence in the centre. Rustavi is an industrial city of 130 205 residents roughly 25 kilometres from Tbilisi, which makes it the obvious satellite option. Kutaisi, at 153 799 residents, is the second historic pole and the only large Georgian city that shrank over the last year. There is no public source that would let anyone tell you what you would save by choosing either, so treat the question as one to answer with quotes you gather yourself.

Search the Georgian portals and the international platforms in parallel, since the same flat can carry different terms on each. Visit if you possibly can, or ask for a video walkthrough that shows the meters and the bathroom rather than the view. Agree everything in writing, in lari, including the deposit conditions. Then photograph the place on the day you move in, before you unpack.
