Most bad agreements are not signed by careless people. They are signed by people who were handed a printed page in a hurry, in an office that was about to close, by someone who said everything was standard. The paper was probably standard. Whether it was standard in your favour is a different question, and it takes about twenty minutes to find out.
This is a checklist for the agreements ordinary households actually sign: a lease, a loan or an instalment purchase, a supply arrangement for a small shop, a work agreement, a household-help arrangement. It applies wherever you live, and it matters more outside the big cities, where the nearest office that could answer your question is further away. What a signature actually commits you to
A signature is not agreement to the conversation you had. It is agreement to the document, including the parts nobody mentioned and the parts printed on the back. Courts and offices work from the paper.
The document beats the conversation
Whatever was promised verbally, write it in. If the other party says a clause "is never applied", ask them to strike it out and initial the change. A clause that is never applied costs nothing to remove, so refusal to remove it tells you it is applied. This single move resolves more disputes than any argument afterwards.
Read it in the language you actually think in
English and Filipino are both official, and the administration works in English, so most contracts arrive in English. If English is not the language you read comfortably, take the page to someone who does before signing, not after. Nobody is entitled to rush you, and an agreement you did not understand is worth exactly as much protection as no agreement at all.
Who is the other party, really?
Verifying identity is not an insult, it is a routine step, and legitimate businesses expect it. What you want is a chain of documents in which the same name and the same address appear every time.
Registration: DTI for a business name, SEC for a company
A sole proprietor registers a business name with the Department of Trade and Industry. A corporation or partnership registers with the Securities and Exchange Commission. Ask which one applies and ask to see the certificate. Then check the name on it against the name typed into the contract, character by character. A mismatch between the trading name on the signboard and the registered entity in the agreement is the most common way a person ends up unable to find who they contracted with.
Local permits and the barangay level
Beyond national registration, a business operates on local authority: a barangay clearance and a mayor's or business permit issued by the local government unit. These are displayed on the premises in most legitimate shops. Their absence is not proof of fraud, but it is a reason to slow down. In a rural municipality the barangay office is also the closest place to ask whether a person or business is known locally, and that costs nothing.
Tax registration and the receipt question
A business registered with the Bureau of Internal Revenue holds a certificate of registration and can issue an official receipt. If you are told a receipt is not possible, you are being told the transaction will leave no trace on their side either. For anything involving instalments or a deposit, that is a serious problem, because your proof of payment is the only thing that will settle a later dispute.
Reading the money terms line by line
Money clauses are where standard documents stop being standard. Work through them in a fixed order so that fatigue does not decide which one you skip.
Total, not monthly
Ask for the total you will have paid at the end, not the instalment. A comfortable monthly figure over a long enough term can exceed the cash price by a wide margin, and the arithmetic is not hidden, it is simply not presented. Multiply the instalment by the number of instalments, add every fee, and compare that to the cash price. If the seller cannot produce the total, treat that as the answer.
Deposits, advances and what can be deducted
Any sum you hand over before delivery needs three things in writing: what it is called, what it can be deducted for, and when it comes back. "Deposit" and "advance" are not interchangeable in practice, and the difference decides whether you see the money again.
Penalties, exit and what happens if you stop
Find the clause describing what happens if you miss a payment, want to leave early, or the other party fails to deliver. Contracts almost always describe your failure in detail and theirs in one line. That imbalance is the clause to renegotiate before signing, because afterwards it is not a negotiation.

Does the agreement respect the wage floor for your region?
If the paper concerns work — yours, or that of someone you are hiring — there is a check that takes two minutes and that almost nobody performs. It is also the check that most often finds something.
There is no national minimum wage here
The Philippines has no single national minimum wage: each of the eighteen Regional Tripartite Wages and Productivity Boards sets its own daily rate, with a separate agricultural rate. At 6 August 2026 the effective floors ran from 401 Philippine pesos a day in the BARMM to 755 pesos a day in Metro Manila, a gap of 88 per cent between the lowest and the highest. Any figure presented as "the Philippine minimum wage" is therefore wrong somewhere. Find the wage order for your own region and compare the daily rate in the contract against it.
Watch the dated tranches
Wage orders come in tranches, so the rate that applies today may not be the rate written in the order's headline. The Davao Region moves from 525 to 540 pesos a day for non-agricultural work on 1 September 2026. The BARMM moves from 401-436 to 426-461 pesos on 1 December 2026, the same day the Bicol Region moves from 455 to 480 pesos. Metro Manila moves from 755 to 780 pesos on 20 January 2027. A contract signed today at a rate that becomes non-compliant next month is a problem you can see coming.

Household help has its own regime, set monthly rather than daily and also by region: 7,800 pesos a month in the National Capital Region since 7 February 2026, 7,000 pesos in Region VII and in MIMAROPA, 6,750 pesos in Region IV-A, 5,500 pesos in the BARMM. If you are hiring or being hired for household work, that is the figure the agreement must clear.
Notarisation, copies and the three social funds
Two more things belong in the routine, and both are quick.
What notarisation does and does not do
A notary public confirms that the people named appeared, were identified, and signed willingly. That is valuable, and it is not the same as approval of the contents. Notarisation does not make an unfair clause fair, and many perfectly valid agreements are never notarised at all. Bring a government-issued identity document; the PhilSys national identity card serves this purpose and is also the document that opens a bank account or a wallet.
Employment means three separate contributions
If the paper is an employment contract, remember that there is no single social counter in this country. A Philippine employee contributes separately to three mandatory funds: the Social Security System for pensions, PhilHealth for health cover, and the Pag-IBIG Fund for housing savings. The SSS schedule in force since January 2025 sets a total of 15 per cent of the monthly salary credit, split 10 per cent employer and 5 per cent employee, on a credit running from 5,000 to 35,000 pesos. Above a 20,000-peso salary credit, the excess goes to an individual provident account rather than to the pooled scheme. Ask which funds the employer will register you with, and get the answer in writing.
